Our online permitting system offers an easy, convenient way to submit permit applications, add contractors to your project, pay fees, download permits, schedule inspections, check your inspector's estimated time of arrival (ETA), see inspection results, and so much more. 

We have been utilizing the online portal for Miscellaneous Permits and beginning February 6, 2024 online submittal will be available for the following permit types:  

  • New Detached Utility Buildings (Additions and alterations to existing utility buildings must still be applied for with hard copies).
  • Energy (Ground Mount, Roof/Wall Mount, Solar Water Heating and Wind Generator) - Please note that if a panel upgrade is required for the solar install, a separate miscellaneous electrical permit must be applied for.  If a back-up generator is being installed, a separate miscellaneous gas piping permit must be applied for. These cannot be included in the solar permit.

  1. How do I submit revisions on permits that have already been issued?
    1. Gather the following documentation
    2. Submit files through the online portal
      • The permitting system will alert staff when files have been uploaded. It is not necessary to send a notification.
      • Staff processes applications in the order in which they are received.
  2. How can I reduce processing time?
    1. Refer to our handouts that correspond with the project you are proposing.
    2. Complete the appropriate building permit application.
    3. Develop a  (if required) with all necessary information.
    4. Ensure that information is complete, accurate, and meets all the current code requirements for Larimer County jurisdiction.
    5. Make sure plans are drawn to scale.
    6. Check to make sure that the files provided are not secure, secure files cannot be entered into our electronic review software.
    7. Include all contacts that you would like to receive notifications and to have access to your permit online.
    8. Respond to staff requests for additional or missing information in a timely manner.
  3. I have not heard from anyone, what should I do?
    1. Please consider the following:
      • We may have requested additional information. Check your email for an email from @larimer.org. Make sure to check your spam or junk folder.
      • We are currently receiving a high volume of requests. Please allow 1-2 business days for processing.
  4. How do I know the status of my application?

    Visit the Online Portal to follow the progress of your application.

    1. Log into your account
    2. Open the Dashboard and click on “View My Permits”
    3. Look for the permit number
    4. Look at the status 
      • BLD Applied - The application has been routed for review by staff. The application will remain in this status until all reviews and administrative processing have been completed.
        • Please allow 3 business days beyond the due date for permit tech review.
        • If your permit is in this status, click on the permit number and refer to the “Reviews” tab.
        • If any of the reviews indicate “Revision Required", click on the red wording to open the comments. Comments are also emailed to the applicant on the permit.
      • BLD Preview - Initial preview is being done by the plans examiners to determine if plans are adequate for permit processing.
      • BLD Waiting on Applicant - Revisions are required.
        • Click on the permit number and refer to the “Reviews” tab.
        • If any of the reviews indicate “Revision Required", click on the red wording to open the comments. Comments are also emailed to the applicant on the permit.
      • BLD Approved - Permit is ready and you should've received a "Ready for Payment/Issuance" email from building@larimer.org.
      • BLD Issued - The permit card, approval conditions and final approved plans are available under the “Attachments” tab under the permit number.
      • BLD Hold - County staff has placed a hold on the permit process.
      • BLD CO or LOC - Permit has been finalized. Refer to "Attachments" for a copy of the Certificate of Occupancy or Letter of Completion.
  5. Why can't I add my Contractor/Company to the permit?

    You must have a valid contractor’s license for the type of work covered under the permit in order to apply for permits online. If your license has a hold on it, make sure it has not expired.

    • Expired licenses cannot be linked to an online building permit. If a license or certificate is expired, you can renew online by referring to "My Licenses".
  6. How do I find my address when applying for a permit?
    1. Enter the property address and click "Search"
    2. Select your address and the associated parcel will automatically populate
    3. If your address/parcel number doesn't populate, check to make sure the property is outside the city limits and in Larimer County jurisdiction by referring to the tax district on the Assessor's Property Search page.
    4. If a determination can't be made, it's best to email building@larimer.org to verify prior to applying online.
