The developer must notify the individual utility companies to inspect the installation of the water and sewer utilities. Larimer County will perform the inspection of the storm sewer pipe, and will also inspect and observe the trench backfill and compaction for all utility trenches.

Right-of-way Concrete

Before placing concrete, density and moisture tests should be performed on the subgrade to ensure it meets the required standards. The results of these tests must be provided to Larimer County Engineering (LCE) for review. Additionally, once the concrete is placed, it must be tested for slump, air content, and compressive strength to ensure it meets quality standards.

Before placing Aggregate Base Course (ABC), density and moisture tests should be performed to ensure the subgrade meets the required standards. The test results must be provided to Larimer County Engineering (LCE) for review. After testing, a proof roll should be scheduled. If the proof roll shows any failures, those areas must be corrected and then re-proof rolled to ensure they meet the necessary standards.

Before placing Hot Mix Asphalt (HMA) or Portland Cement Concrete Pavement (PCCP), density and moisture tests should be performed on the Aggregate Base Course (ABC) to ensure it meets the required standards. The test results must be provided to Larimer County Engineering (LCE) for review. After testing, a proof roll should be scheduled. If the proof roll shows any failures, those areas must be corrected and re-proof rolled to meet the required standards before proceeding with the placement of PCCP or HMA.

Final Grading & Cleanup

  1. Erosion control devices
  2. Seeding
  3. Mulching
  4. Topsoil
  5. Backfill curbs
  6. Backfill sidewalks

The Stormwater Management Plan (SWMP) must be followed for all erosion control activities. This means regularly checking erosion control logs to make sure the right measures are in place and working properly. These logs help track how well the measures are working and ensure the rules are followed to protect the environment during construction.

Project Completion

  1. Punch list walk through
  2. Completion of punch list items
  3. Begin warranty period
  4. Final walk through
  5. Correction of warranty items
  6. Release of collateral

Larimer County Engineering (LCE) must be notified when the development is finished. We will work with the developer to create a list of items that need correction (punch list). Once the punch list items are completed, a final walkthrough will confirm everything is finished.
