Hi

I live in Los Angeles but am part owner of a cabin in Crystal Lakes.with my daughter, Stephanie, who lives in Frederick. Our shares are divided on a 50/50 basis.

My daughter, unfortunately, went through a divorce over the past couple of years and ended up with her half of the cabin as part of the divorce settlement.

In order to get the deed to the cabin put into her name she had to process deeds I believe through the Title Company to take herself out of her family trust and into her name and take my wife and I out of our family trust and put a deed also in her name.

The process should have been easy to put our half back into our family trust ( we have done this before) but the Title Company and everybody involved made it quite difficult to get the deeds changed back to the way they were originally. Don't ask me why. They just did. This happened in March of 2018.

We have been struggling with how to make this happen in spite of the Title Company and various people telling us we had to get a lawyer involved and pay them to make this happen.

My daughter recently said she was willing to hire and pay her lawyer to draft the necessary documents and get them processed. This seemed to me like an incredibly expensive and unnecessary step to me and I asked her to wait and let me do some investigation into what our options were.

I started by Googling the Larimer County website and called the number listed. The individual said she was not the expert and she transferred me to the office of Mr. Rodney Rivera.

Mr. Rivera answered the phone and was very patient with me when I was trying to explain the situation. Mr. Rivera quickly located the deeds which had been processed in 2018 and immediately grasped the problem and gave me a couple of options to follow.

He explained each option and explained to me in plain English the pros and cons of each approach. While he said he could not make a recommendation he did say that both would work.

While he said he could not provide the forms he did offer to review any draft I came up with to help avoid any pitfalls when we finally did sign and process the forms.

Within 24 hours I was able to find the forms, complete and submit a draft for review, make recommended changes, and have my daughter get the copy notarized.

We will submit the originals to you within the week for processing. I am hopeful that will now go smoothly.

I just cannot say enough good things about Mr. Rivera and how thankful I am to have been put in touch with him.

I am very active in real estate, rentals and other investment activities on a daily basis.I just cannot tell you how refreshing and hopeful it was to deal with Mr. Rivera when each day I have to transact with people on every level that are totally untrained, irresponsible, incompetent, bent on avoiding accountability, and quite quite frankly..........just don't give a darn!

Mr. Rivera was a much needed "breath of fresh air" in my life and I really, really appreciate that.

Thank so, so, so much for helping me out and being incredibly competent and patient.
