Blue Mountain Bison Ranch Conservation Easement
Blue Mountain Bison Ranch Conservation Easement is currently used for grazing and raising bison as breeding stock. It is not open to the public. The ranch is primarily open foothills that will remain in a substantially undisturbed, natural state as a result of this conservation easement. This property possesses a combination of natural, scenic, open space, wildlife, aesthetic, ecological, and environmental values. Additionally, the property helps to preserve cultural and historical values by protecting historic ranching grounds in the vicinity of an old stagecoach stop on the old road from Loveland to Estes Park.

When only the development rights of a property are purchased, as in the case of a conservation easement, any future development of that land is limited. The landowner continues to manage the property, and the land remains on the tax rolls. Land with a conservation easement is not generally open to the public because it is still in private ownership.
