Larimer County has registered with EquaPay (formerly EscrowTaxes) by Autoagent and will accept property tax payments made by EquaPay on your behalf. 

This service is available to all Larimer County property owners whose property taxes are not escrowed by their mortgage. Enroll at EquaPay.com.

  1. What is EquaPay?

    With EquaPay, property taxes become more manageable through simple, affordable monthly payments. The platform automatically charges your credit card or bank account each month and ensures your payments are submitted to the Larimer County Treasurer’s Office by the installment deadlines.

  2. What are the benefits of using EquaPay?

    EquaPay helps taxpayers avoid costly lump-sum payments through flexible monthly plans and reduced fees. At the same time, it supports counties by minimizing late payments and improving overall collections.

  3. How is my monthly EquaPay payment calculated?

    EquaPay calculates your monthly payment by dividing the total amount due on your property taxes by the number of months remaining until the payment deadline dates, so your monthly amount may vary depending on when you enroll. 

    If your tax bill is later adjusted up or down, EquaPay will automatically recalculate your remaining payments to reflect the new total. If there are still payments left, the updated amount will be spread across the remaining monthly payments. 

    If your balance has already been paid or you're on a one-time plan, EquaPay will either issue a refund for any overpayment or collect the remaining difference—always with advance notice. You'll receive an email notification with details of any changes.

    The goal is to ensure your taxes are paid accurately and on time. If you become aware of a tax adjustment before you are notified by EquaPay, feel free to contact their support team so they can update your account promptly.

  4. Is there a fee for using EquaPay? What is the fee for?

    A small processing fee is added to each monthly payment to cover secure processing, escrowing, and remittance. If you pay from your bank account (e-check or ACH), the fee is $1.00 per transaction. 

    If you pay by credit or debit card, the fee is 2.5% of the transaction amount, with a $2.00 minimum. The exact fee is shown at checkout before you authorize any payment.

    Yes, EquaPay is a legitimate, secure, and trusted service. It is a product of Autoagent, a U.S.-based company that has been serving local governments for over 20 years. The Larimer County Treasurer’s Office has registered with EquaPay and will accept payments from EquaPay on your behalf.

  6. What kind of taxes can be paid using EquaPay?

    Larimer County accepts payments for current year property taxes through EquaPay. These include real estate and personal property taxes. EquaPay cannot accept monthly payments for tax liens or other prior year tax liabilities.

  7. What happens if my tax bill gets adjusted after enrollment?

    EquaPay estimates your monthly payments based on your original property tax amount. If your balance is adjusted—either up or down—the system automatically recalculates and updates your remaining monthly payments to match the new total.

    If you're enrolled in EquaPay and there are payments remaining, the future amounts will be modified accordingly. If your balance is already paid or you're on a one-time payment plan, EquaPay will either issue a refund for any overpayment or charge the difference if more is owed—always with advance notice.

  8. Can I adjust my payment schedule?

    Currently, EquaPay only supports monthly payments. Payments are automatically processed on the 15th of each month to ensure there's enough time to meet installment due dates and handle any potential bank returns. The final payment for current year taxes is scheduled to be drawn at least 10 days before the second installment is due to Larimer County.

  9. Are there restrictions to using EquaPay?

    EquaPay is available to any taxpayer paying property taxes in Larimer County whose taxes are not escrowed by their mortgage. To qualify, the taxpayer must not have any delinquent taxes or tax liens on the property and each property must have an annual tax amount of at least $100.00.

  10. When do payments start and end?

    Your first payment will be processed immediately on enrollment. After that, monthly payments will run on the 15th of each month. To ensure on-time submission to Larimer County, new enrollments are paused 10 days before each installment due date, allowing enough time to complete all scheduled payments. Unless you choose to terminate your enrollment, monthly payments continue and apply to the next tax year.

  11. What will appear on my bank statement?

    While it may vary slightly depending on your bank or credit card provider, transactions will generally appear as a line item starting with EquaPay --

  12. What notifications will I receive?

    EquaPay is designed to make your tax payments easier, and transparency is a key part of that. 

    You'll receive notifications for any changes to your enrollment, updates to your monthly escrow balance, upcoming scheduled payments, confirmations when payments are submitted to Larimer County, and alerts if a payment fails.

  13. What happens if my payment fails?

    If a payment fails, you'll be notified with steps to fix the issue. EquaPay will make another attempt to process the payment, but repeated failures may lead to your enrollment being canceled.

  14. How do I cancel my EquaPay enrollment?

    EquaPay understands that circumstances can change, and you may decide to cancel your EquaPay enrollment. You can cancel at any time before your payment is submitted to Larimer County. Accounts may also be automatically canceled if payments repeatedly fail or if there is extended inactivity.

    For security purposes, all cancellations must be made directly through your EquaPay account. Upon cancellation, any remaining escrow balance will be refunded to your original payment method within 7 business days. Please note that any fees already charged are non-refundable.
