    If your tax bill is later adjusted up or down, EscrowTaxes will automatically recalculate your remaining payments to reflect the new total. If there are still payments left, the updated amount will be spread across the remaining monthly payments. If your balance has already been paid or you're on a one-time plan, EscrowTaxes will either issue a refund for any overpayment or collect the remaining difference—always with advance notice. You'll receive an email notification with details of any changes.

    The goal is to ensure your taxes are paid accurately and on time. If you become aware of a tax adjustment before you are notified by EscrowTaxes, feel free to contact their support team so they can update your account promptly.

  4. Is there a fee for using EscrowTaxes? What is the fee for?

    A small processing fee is added to each monthly payment to cover secure processing, escrowing, and remittance. If you pay from your bank account (e-check or ACH), the fee is $1.00 per transaction. If you pay by credit or debit card, the fee is 2.5 % of the transaction amount, with a $2.00 minimum. The exact fee is shown at checkout before you authorize any payment.

  8. Can I adjust my payment schedule?

    Currently, EscrowTaxes only supports monthly payments. Payments are automatically processed on the 15th of each month to ensure there's enough time to meet installment due dates and handle any potential bank returns. The final payment for current year taxes is scheduled to be drawn at least 10 days before the second installment is due to Larimer County.

  9. Are there restrictions to using EscrowTaxes?

    EscrowTaxes is available to any taxpayer paying property taxes in Larimer County whose taxes are not escrowed by their mortgage. To qualify, the taxpayer must not have any delinquent taxes or tax liens on the property and each property must have an annual tax amount of at least $100.00.

  10. When do payments start and end?

    Your first payment will be processed immediately on enrollment. After that, monthly payments will run on the 15th of each month. To ensure on-time submission to Larimer County, new enrollments are paused 10 days before each installment due date, allowing enough time to complete all scheduled payments. Unless you choose to terminate your enrollment, monthly payments continue and apply to the next tax year.

    While it may vary slightly depending on your bank or credit card provider, transactions will generally appear as a line item starting with EscrowTaxes --

    EscrowTaxes is designed to make your tax payments easier, and transparency is a key part of that. You'll receive notifications for any changes to your enrollment, updates to your monthly escrow balance, upcoming scheduled payments, confirmations when payments are submitted to Larimer County, and alerts if a payment fails.

  13. What happens if my payment fails?

    If a payment fails, you'll be notified with steps to fix the issue. EscrowTaxes will make another attempt to process the payment, but repeated failures may lead to your enrollment being canceled.

  14. How do I cancel my EscrowTaxes enrollment?

    EscrowTaxes understands that circumstances can change, and you may decide to cancel your EscrowTaxes enrollment. You can cancel at any time before your payment is submitted to Larimer County. Accounts may also be automatically canceled if payments repeatedly fail or if there is extended inactivity.

    For security purposes, all cancellations must be made directly through your EscrowTaxes account. Upon cancellation, any remaining escrow balance will be refunded to your original payment method within 7 business days. Please note that any fees already charged are non-refundable.
