ATTENTION: NEW $250 SHORT-TERM RENTAL LICENSE RENEWAL FEE

As part of the 2026 budget, the Larimer County Board of County Commissioners approved a mandatory Short-Term Rental license renewal fee effective January 1, 2026. Renewal (including the new fee of $250) is required every two years on the anniversary of the original approval/license date. Larimer County staff will not invoice for hearing expenses without prior discussion. Bad actors may send phishing emails using public hearing information to request payment. If you receive a suspicious invoice, please verify first by contacting us at PlanningCIRT@larimer.org or (970) 498-7683.


Small Project Fee Reduction Information

Larimer County offers a 25% reduction in Planning and Engineering Development Review fees for certain application types that provide community benefits. Application types that are eligible for reduced fees can be found in the revised resolution below. Applicants must request the fee reduction at the time of application. This program is in effect through December 31, 2027.


Application Withdrawal and Refund Policy

Larimer County Community Development is committed to providing a predictable and transparent development review process. Fees are collected at the time of application to cover the professional staff time and technical resources required to intake, process, and review an application. This policy applies only to development review fees paid directly to the County.

We understand that project plans may change, and applicants may occasionally need to withdraw an application. In these instances, a refund may be available based on the progress of the application at the time a formal written request for withdrawal is received.

The Referral Stage is defined as the date at which the application is formally distributed to internal and external agencies for review. Once an application reaches this stage or progresses further, significant County resources and coordination efforts have already been committed, and the fee is considered fully earned.

Non-Refundable Processing Costs

The non-refundable portion of the application fee covers the immediate cost of professional staff time and technical resources dedicated to a project upon submittal. Since these services are rendered immediately upon receipt of an application, this portion of the fee is retained to ensure we can maintain an efficient and equitable review system for all applicants.
