Checklist for information to successfully release a recorded Deed of Trust
for use by a Qualified Holder , delivery with a Lost Instrument Bond, or eFile by private lenders
- Release of Deed of Trust WITH Evidence of Debt Form for use by private lenders
for information to satisfy a lost Promissory Note or other Evidence of Debt
- Affidavit for Discrepancy to acknowledge minor discrepancies between the Deed of Trust and Promissory Note
for homeowners or other legally-entitled entities to request figures to bring payments current and halt the foreclosure process
- Intent to Redeem Form for eligible junior lienors to request redemption figures from the Certificate of Purchase holder
for successful bidders who hold the Certificate of Purchase or junior lienors who hold a Certificate of Redemption
for lenders and attorneys of lenders who are submitting a new foreclosure with our office
for lenders and attorneys of lender to submit with new foreclosure packets

- The fee schedule does not include Clerk & Recorder fees. For highlighted items on the schedule, the Public Trustee shall also collect $13.00 per document plus $5.00 for each additional page for documents recorded with the Larimer County Clerk & Recorder's office.
- EXAMPLE: A one-page Release of Deed of Trust Form is $43.00, which includes a $30.00 Public Trustee fee and a $13.00 Clerk and Recorder recording fee.

*** Colorado House Bill 24-1443 was passed in May of 2024. This bill increased the Public Trustee fees for releases and foreclosures beginning July 1, 2024.
